I paid cash $203.000.00 in January for a single family house at the
Cobb foreclosure auction. I'd like to get between $50-110K out for
short term use . Renovations are about 75% complete. The property is
free & clear - no liens of any kind.
I normally work with investor mortgage companies(for the past 11
years), but their rates are almost as expensive as hard money. I had
a loan locked with a lender, appraisal had been completed, but the
lender went out of business.
The home appraised for $299K as-is. Maximum age of comps used was 6
months.
