200 acre working ranch. This ranch is currently listed for sale and my wife and I feel that it is a great opportunity. We project that the hay crop alone would make the mortgage, plus there are many other aspects of the property that could be developed to produce income. I was raised on a ranch and am still involved with family and friends in different aspects of their farm/ranch operations. The asking price is $2 million and we would need about $700k to get started based on our estimation, which would include the cost of a sprinkler system that would allow for double the current hay production. This property is located on a well known river and has tremendous potential as a hunting / fishing spot for hunters if someone wanted to develop it. Our goal is to find someone to help with the initial investment who either has an interest in the land that would be paid back after a certain period of time (10-15 years) at the value of the property at that time, or who is interested in a partnership to receive part of the income earned from the land or a combination of both.
