My partner and I make loans to people who want to buy - renovate and flip small investment properties. We loan up to 75% of the after renovated value. We charge 10 upfront points and 14% interest. Since October 2007 we have closed and funded about 20 loans with an average loan about 200K. We generate over 30K a month in payments with under 10K in debt service. All deals are 1 year max terms.
