We are current franchise owners who have turned a struggling store into the busiest, most profitable in our region, including stores in much larger venues. We are a sole proprietorship with excellent credit, who have found a prime piece of land and have convinced the owner to sell it to us directly and exclusively. It is located in a rural mountainous community which is starved for development, due to very limited feasible development locations. We are seeking funding to develop the piece of land where we would open a second store and lease out remaining building space. Currently, the land is undeveloped with an estimated development figure to completion of $450K. When complete, we would use the $$ generated from the lease tenants to offset loan payments to our investor. Plans are already drawn for the building, and we have preliminary approval for this project through our local building and planning departments. We have received bids from contractors for the work and are anxious to move forward with what we believe will be a profitable venture. A demographic study of this area by our franchise headquarters indicates it is more than past the ready point" of supporting a store of this type.
