My partner and I have bought, rehabbed and sold three, single family homes, one per year for the past three years. All properties have been profitable. We did nearly 100% of the work on the first, 80% on the second and only about 5% on the third. We’re making our fourth purchase now, second property all cash on the purchase. We still need to finance, line of credit, the rehab cost. We now have all contractors in place and are ready to tackle at least two projects per year. It’s all a numbers game and we’re extremely cautious – especially in this market. I’m also a Realtor out of Oak Lawn.
