Description:
My husband and I have a vision to open up an off road motor park (i.e.4x4's, atv's and motor cross vehicles). This park will have a seperate bog pit for trucks, a bog pit for atv's (over 40 acres just for bogging), and many miles for atv trail riding. This is a $55 billion dollar a year industry and it is the #1 growing form of off road recreation in the United States. There is nothing to do in our small town other than going bowling, going to the movies, and we have one theme park here. Everyone in Valdosta expresses their frustration with having no where to go ride their atv's, trucks, and motor cross vehicles. The need is here. We already have a business plan, projected income estimates, and more. We already have our eye on a piece of property that is 365 acres. The owner is willing to divide the land. His asking price is $4,000 per acre. We just need investors. If we use the SBA for the loan, then we would only need $200K to get the business going and for the down payment on the loan. An investor could also purchase the land with and owner finance agreement and give us $100K for start-up costs. This scenario would work also. We could be 50/50 partners in this scenario. There is pretty much no risk in this scenario. The land is your collateral.
