My goal is to acquire blighted, burned, flood and abandoned residential properties at a discount in Southern Louisiana and develop them with new, up-to-date energy-efficient construction/materials. I want to acquire the "ugliest" property in nice neighborhoods at a discount, scrape it down to slab, rebuild and sell it at completion at market prices. My goal is not to develop any property currently in a 100 year or older flood zone, as I don't want to pass an old problem off onto a new homeowner. My preference is to develop "middle of the road value" (up to $300,000 market value at completion of re-construction) single family homes which most working families/people can afford to buy. I will work in/on higher value areas/projects, but custom and high dollar homes are not my target. It is my belief there is a shortage of quality 3 bed/2 bath homes after the Great Flood of 2016 affected 90% of the structures in nearby Livingston Parish.
