My company is fairly new. We have been in business for just under one year. We have never filed for bankruptcy, and my credit rating is 620-650 (and improving). I am going to be honest. I am hungry. I am willing to do whatever it takes to be successful. I invest in sfh/duplexes/multiplexes. I use a variety of techniques designed to help my clients out of a bad situation by selling their homes as fast as possible, or help clients purchase a home where they have no other options. As an investor, your money will be safe and is secured by real property. If the deal should fall through, there will be an exit strategy that protects us both. The properties I buy are either rehabbed and sold, rented, or sold for immediate profit. I like to borrow funds from Private Lenders – because I can and need to move very quickly - for expenses such as acquisition/closing costs when I acquire the property, to repair the house – everything from just paint and carpet, to extensive renovations, to holding costs - monthly mortgage payments, insurance, taxes, utilities, yard maintenance, etc. Because I need access to quick cash, I am willing to pay a high rate to my lenders. Every deal is packaged and provided to the investor for review and fast approval. The amount of funding may vary depending on the deal and the term also varies. I will work closely with my investor to ensure that there is a win-win situation for all.
