Initially, we will be concentration on the acquisition and rehabilitation of distressed residential multi-family properties including but not limited to duplexes, triplexes, fourplex's to 60-unit apartment complexes. Investment capital will be used for both acquisition and rehabilitation in conjunction with federal and state guidelines for grants and/or additional subsidies available. Said investment capital shall be short-term varying from 6-months to 18-months in term. Hard money debt financing is acceptable. Renovated apartments will be made available to local housing authorities utilizing government section 8 rental program and veterans assistance program,providing a continuous dependable income stream at usually a 20% premium over market rents.
