I buy distressed and foreclosed property. I renovate them and resell them for a profit. My investor has recently shifted from residentail properties to commercial properties, which I am not interested in doing. I have flipped two properties in the last year,netted a profit of $48,000. I am now ready to have multiple projects going at one time. Idealy $150k-250K would be needed to start funding at least 3-4 properties. The market is still strong in my area with plenty of opportunities to make money. my last investor charged 10% on the total amount loaned, property was deeded to myself with him listed as the mortgager. terms were as follows: money loaned x 10% payable when house sells, or within one year from purchase, which ever comes first.
