I have developed a program to use two market conditions that have been in large quantities: Unqualified buyers and Foreclosed properties. The program purchases at 70% LTV foreclosed homes and rehabilitates them to remove any major repair for 5 years. Then the properties are lease purchased for 12 months while each client goes throught credit rehabilitation. When the clients fico score reaches a level to do either FHA or Fannie Mea "My Community" the lease is transfered to the purchase and the property closes.
