I am a real estate agent in Philadelphia that is looking for an investor who is interested in capturing a piece of the wonderful investment market out here.
I would search for properties that are distressed, have a general contractor go through each property thoroughly and conduct an estimate analysis for repair costs, and I would research neighborhood sales records and recent comparables to gauge an appropriate after repair value.
Ideally, I would want to either a situation of either buying a property, just to fix and resell, or buy, refinance a percentage of the After Repair Value, and use the property as a cash-flow property.
