I am a US citizen looking to return to US after spending 8 years in Canada so getting a mortgage is next to impossible. I am looking together with my partner who is Canadian to purchase a bed & breakfast (link attached). As he is Canadian he cannot apply for a mortgage in the US either so we are looking at the private investors route. The property was valued at $325,000 and the owners owe the financial institution $467,000, so it's a short sale. The bank will accept $325,000 or less and the owners want to receive $100,000 for the business. We can provide the $100,000 cash to the owners but are looking for a loan/mortgage for the residence. The annual gross income the bed and breakfast makes is $120,000 (2010) and net to income approximately $80,000. Is this something you would be interested in assisting us with?
