I am an attorney but my husband is a builder and I manage his construction company. We basically purchase old beach homes and some inland homes and either tear them down and build new and/or remodel existing homes and flip them. We had two time is of the essence contracts for purchases that were supposed to close 6 months apart but ended up closing two weeks apart which is tying up much of our working capital. We now need an investor and/or hard money lender to enable us to complete both projects and sell them for Spring. my credit is in the high 600s- median score is 680 but no conventional lenders will do construction loans on homes that are investments.
