We acquire, renovate and stabilize residential property then retail or refinance into long term bank financing to keep as rental property. Depending on area, target net capital gain per property of $40,000 and target net margin of $500-$1,100 per month for rentals. Keen focus on Baltimore due to lack of competition, excellent cash flows, abundance of great deals, and strong projected appreciation. Company currently owns two paid off properties in the Baltimore area and will be selling them in order to raise capital to begin flipping at least 10 properties per month using a combination of principal funds and low rate private financing utilizing deferred payments to maintain healthy balance sheet. Company currently has private lender for flips but is looking for a private lender for rentals that would be ok financing the entire cost of the project upfront, deferring payments until the property is rented, and then waiting 1 year for the property to be refinanced and the lender paid back. I am looking for a rate no greater than 8% as I already have a private lender willing to lend 85% @ 6.9%. Personal credit is excellent with no judgments, bankruptcies, foreclosures or 30 day late payments.
