I own Capri Capital, LLC, dba (URL removed) and Transitions Real Estate. My primary focus is on (URL removed), which provides short term loans to real estate investors who are buying and selling houses. This niche is called transactional funding and it differs from "hard money" in that the key element is that the end buyer is under contract at the time the loan is made. Hard money loans are made to investors who hope to be able to sell the property in the future but do not have a buyer lined up at the time the loan is made. We provide loans from one day to up to 35 days in most states. In Texas and Florida we limit our loans to only one day due to mortgage broker licensing laws.
