I am one of a handful of commercial brokers nationwide that specialize in representing behavioral health operators in occupying group living 24 hour treatment facilities for mental health and/or subtance abuse treatment. These propeties are former nursing or assisted living faciliites and have specialized use permits for behavioral operators.
I would like a money partner to work wiwth me to acquire properties in cases whwere the operators want to lease. They would be long term single tenant leases with the following qualities: 10+ year lease, tenant spending money on interior improvements, cap rates starting in the 9-10% range. The first few I would like to poistion to sell for profit right away (after first lease year) and sell for profit and roll into new properties.
