I am raising 500k in capitol for the development of an indoor batting cages/soccer/football facility. The reason being is I have coached over 8 baseball teams in both Little League and travel and in our current area the surrounding facilities are so crowded and rented out. The current facilities in the area are VERY poorly run/maintained and are making a lot of money.
I built this model via excel… Based on current costs and that this facility is an upfront payout and is a flat future investment model. Getting the investment money back in the first 6yrs is a reality.
My target is 15 cages at a 75% rental of hours available which based on today demands I believe this is extremely possible. However, the investment model I built was on 50% cage rental.
With a seed amount of 500k I would be offering 30% on your money and paying it all back by the end of year 6.
I plan on renting a warehouse facility to accommodate the needed size requirements. After I prove this model works and pay my investor back. I would like to grow the model by building a facility and eliminating the rent.
