Description: Investor 1st Fund, LLC (the “Fund”) seeks to capitalize on distressed, undervalued single family value add (SFR's) and undervalued multi-family value add properties and in some cases commercial real estate value add. The Fund will be targeting cash-flowing investments such as single family (SFR's) and multi-family properties and in some cases commercial real estate bought at value as well. The Fund is targeting up to $10 million in capital investments from qualified investors for acquiring, repositioning, managing, operating and disposing of such assets. It will attempt to obtain debt financing as well to acquire the real estate assets, in hopes of improving the overall return for investors. Although the Fund will primarily target Class A, B & C assets in portions of the Central and Southeastern United States, the Fund may, from time to time, invest in other single-family, multi-family, and commercial assets as well as real estate backed investments in other markets. The projected term of the Fund will be two (2) years from its initial closing of the first investor’s investment, plus the required time to liquidate the Fund’s assets thereafter. The Fund will use a combination of equity and debt financing for its acquisition of portfolio investments, provided, however, that the Fund’s total leverage shall not exceed 80% of the value of the Fund’s assets. The Fund will target a portfolio of investments that is expected to earn an internal rate of return (IRR) of 15% per year net of fees and expenses during the life of the Fund. However, this is merely a goal. The Manager cannot assure its investors of such returns.
