Description: SV&P Ventures Inc. intends to use a three-pronged strategy to develop its real estate holdings and operating business. The use of three primary strategies will allow the Company to operate profitably in any economic climate. 1. Wholesale and REO Flips The company has researched the current real estate market in Jacksonville and it appears to have hit bottom and has seen an increase in sales and an increase in the medium sales price over the past 4 months. The company does not intend to engage in full renovations, at this time. So the first year it will primarily buy newer homes with ARV’s of $200,000 - $250,000 which can be purchased below 60 cents on the dollar at the Duval county foreclosure auctions and directly from banks and REO asset managers. The company will then actively market these properties to our extensive Investors list and sell the homes far below market value but still being able to realize an average profit of $15,000 - $30,000 per property. The goal is to purchase and sell 10 acquired properties a month. The profits realized from these building improvements are generally recognized within a 1-3 month time frame. 2. Rehabilitation Program The Company will also engage a program that seeks to purchase properties that are in need of work. Management will then fix the properties using debt capital with the intent to sell or rent the building or unit at its fair market price once the work is completed. This is one of the strategies that will allow the Company to operate under any economic climate. The profits realized from these building improvements are generally recognized within a 6-12 month time frame. 3. Purchase of Residential Real Estate The third strategy of SV&P Ventures Inc. will be the acquisition of properties that are currently vacant or fully rented with the intent to hold these properties as long term investments. The Company will expand this aspect of the business organically through reinvestment. This is a very important business unit for the Company as the recurring stream of income provided to the Company will offset a sizable portion of the risks associated with the rehabilitation of residential real estate.
