I am not wanting to flip properties. Instead I want to buy real estate paper backed by the real estate (mortgages & trust deeds). I have a formula to determine necessary yields and ROI. I also have access to a list of notes available for sale. I choose the best notes to bid on. There is virtually no risk long term. I buy these note at a discount of 16-50% or more. Therefore I have built in equity before I even sign anything. In cases where the owner doesn't pay, I can foreclose and then flip that property just like any investor would do.
