Description:
Central Florida Airsoft indoor arena is a potential creation performing as a DBA off an existing airsoft company. This indoor airsoft arena, is high sought after and will be the only sports/recreation/rental/retail/food based business in the Orlando area and one of only 3 in the state of Florida. Airsoft is already surpassing paintball in popularity, growth, and marketability with no signs of slowing down.
When looking at the opportunity and the statistics, this idea is screaming guaranteed return for many years to come. With a customer age range of 10 and up, there are thousands of airsofters, and potential airsofters, in this area and surrounding areas that have no other indoor arena to go to that is less than 2 hours away. These customers are always looking for a place to go to enjoy this sport/hobby/recreation/simulation. (URL removed)ld it correctly and this arena will pull in a portion of the competitor's customer base as well.
The initial investment will be used for leasing and converting a minimum 40,000 sq./ft. indoor (warehouse type) building, creating and instituting an advertising campaign, purchasing rental and retail items, pre-opening salaries for two employees, and for possibly installing food services.
The main revenue (which is 1 of 5 potential revenues) will come from customers paying a rental fee to take part in the organized activities in the arena. These activities consist of organized and controlled battle simulations with structures, obstacles, objectives and tasks. The players primarily use air/electric/spring powered military style weapons that propel a 6-mm plastic BB. The other revenues include: rental equipment, clothing and equipment retail, food services, and group events (parties, practices, training, etc.)
There are thousands of successful indoor and outdoor airsoft arenas around the world with hundreds of them in the United States. The Orlando/Florida area does not have an indoor arena, but is in great need of one. "Build it and they will come", yes, that is an absolute in this case. Designing, building it right, and managing it correctly are the keys to long term success and the way to keep potential competitors at bay. Those three key items guarantee popularity which is the base platform for gaining and keeping a high customer base.
Another plus, is after opening day, week to week operating costs are lower than most business's due to the shorter business hours, no full-time employees during the school year, and low employee count. Business days have a yearly average of 4-5 days a week at 6 to 10 hours a day. (school time hours differ from summer and holidays hours)
Low side customer numbers are estimated at a yearly average of 240 per week with full day arena rental of $20 per person, 20-40% of customer base will use rentals at an average of $10 per person, an estimated 20% of customer base will also be retail business, and 30% estimated to use food service. (these estimates do not include potential parties, police/private group training, team practices, etc.)
Investment returns will start immediately after opening and are estimated to be complete within 3 to 5 years.
Opening day is estimated to be 60 days or less after acquisition of building space.
The numbers provided are ones that I consider modest. I am absolutely convinced, that if passed up, this would be tremendous opportunity lost.
