I am in the process of purchasing and managing non-therapeutic transitional living houses (aka halfway houses) for those seeking a safe, sober/clean, group home post-rehab.
I buy properties, and renovate them when necessary, so that the total investment is never higher than 80% of the retail value, often referred to as the ARV (After Repaired Value). My associate then places our residents in these homes with financial assistance from the government or other agencies. This is done on a per-person basis so the total “rent” is much higher than it would be if renting to an individual or family.
