We specialize in buying and fixing up homes that need a lot of work and bring them up to clean and functional living conditions for working class families. We generally pay between 6-12% to our lenders every month. Typically it's a 6 month to 5 year loan depending on our exit strategy. As our lender you will always have first lien position and there is no pre-payment penalty should you ever decide that you would like your investment back. Typical investments are around $100,000 to $150,000. Also, all are closings are held at a title company where title and dwelling insurance is provided. All our properties are purchased at 70% of After Repair Value minus Repairs so you are covered by at least 30% of equity going into the loan. Our Exit Strategies are typically fix and flip or buy and hold depending on the deal and the area. So right now we are seeking long term funding or a partnership for our buy and hold strategy.
