Shreedhar Hotels, LLC (SH) is seeking investor(s) for a minimum of a five year term, for the purpose of acquiring an undermanaged and marketed Sleep Inn & Suites located in Sheboygan, WI. SH is offering a 29% ownership interest in the hotel’s operations, underlying real estate, and 7.1 acres of additional land. SH’s initial management focus will be to both improve the hotels operations and increase revenues. The additional land can be developed or sold, after the stabilization of the subject hotel. The investor’s predicted return is 13.25%, which is considered conservative. Depending on market values for land, and the hotel market in five years, the 7.1 acre parcel could be worth far in excess of the acquisition price, which was used in the IRR calculation. SH feels their projected revenue increases and operating cost improvements are also conservative, and net income could exceed the projections. The investor will have the option to remain as a partner or cash out at the end of the five year investment.
I currently manage two other hotels, the Holiday Inn Express and the Super 8 Hotel in Watertown, WI and have over 27 years of hospitality experience.
I have an SBA 7(a) first mortgage approved for $2,150,000 and ready to go with a bank and am in need of an equity partner with the equity piece of this investment for $1.1 million.
