Description:
I start a business and make it self-sustaining and hire replacements and start a new venture.
My new opportunity is a in home daycare, which is not a new idea. I have a perfect house to start my new projected. I would keep it in house and come up with financing myself, but I have my capital tied up in other projects and time is not on my side. I know if I wait I’ll lose out on an easy gain, the house that I said was perfect, is! A relative has the house listed at $165,000 and had it apprised 5yrs earlier for $155,000. They just renovated by adding new carpets, garage door, redone 2 bathrooms, playground…ect and are willing to sell it to me for $130,000 with $25,000 in equity! Just because they love me. lol but, But they very well can’t give up ($35,000) an offer at listed price. That’s reason one why it’s perfect and two it’s two houses in one with a separate living space from the 2 bedroom, kitchen, living room, bathroom apt that is the daycare side and third is the best, she had a daycare in the apt side before she retired and moved. It’s been zoned, updated, playground, pool and also I have a partner that will buy the house and has two years experience in a daycare. We just need the start up cost of down payment/closing, toys, little beds, advertising, rezoned for 3 classes, sign, registering name. The Income from this daycare are as followed 3 classes of 6 at $500 per student =$3000 per class x 3 = $9000 - 5000 teachers, $2000 miss expenses food, lights, rent, heat, water…ect. $2000/month $24,000/yr or so…mortgage include and could even rent out the house side to the 3 employees. Sound like a plan?
