Description: Hi Team I have a letter of intent from a prestigious petroleum/oil company in order to set up a petrol bunk(petrol & diesel) as called in india (As called a Gas station in the USA), All that i am requeired to do is to find a suitable land say 100*100 square feet minimum to establish it, once a land is finalized by the company, rest of the matters of the installation would be done by the oil company itself within 6 months from the time of agreement is signed(I dont need to pay upfront of the installation cost,that would be recovred from me after the installation is complete in monthly EMI for 100 months). I could either take the land on long lease (20+ years) or buy a land and then get into an agreement with the Oil company post the techno-commercial viablity norms are met. I have this LOI from a couple of years now (since 2012), however i have been unable to procure one be it on a long lease or even to buy, to buy is not a easy possiblity given the fact of the sky high rates in a city like bangalore which i cannot afford to buy. However my dream is that i should install my fuel station (Gas station), in such a place where i could make at least $25,000 as profit per month, There are many who do $30,000 per month easily.I will tell you later why i have set that high profit margin.. A good commercial land, main road facing can cost me anything between Rs.5000 to Rs.15000 per sqft with in city limits (BBMP limits). Out skrits can be much cheaper along a national highway. I wish to open one within city limits. given the above facts i would need funds between $750,000 to $14,00,000 to buy such a land. which i think can be re-paid (break-even) in 5 to 10 years from the time of incorporation. I hope this message would make some sense to any of the Angel Investor. Just to give you some background I am a software engineer by profession and i am working for a MNC major in IT and I am working hard to get my US visa ready for a better career prospects..
