We prefer value plays that are in either stabilized or near-stabilized condition. Our benchmarks include: Cap rates of 8+, Cash/Cash Return of 12+, and Debt Coverage Ratios of 1.6+. We also target some niche markets which allow for greater cash flow opportunities. We comply with all SEC regulations and are looking for both debt and equity partners.
