BOA holds our paper and is offering to refinance the business real estate at 1.1 million dollars. Market Value using a FMRV as a warehouse building is 2.7 million dollars. The minimum Cashflow starting December 1, is estimated to be at least $16,000 to 18,000 net operating income. It includes current and future rent rolls. The caveat is that there is no history of mortgage or rent payment for the past 12 to 18 months.
Additional funds would be appreciated to either buy out one of our associated tenant operations and or strengthen our operating capital position (intended use is additional print and online media advertising).
With our current and future rent rolls we should be able to afford a reasonable monthly payment.
