Description: The partners that own The Modern Group/CityVentures III have purchased, renovated and rented nearly 100 properties in the Washington Park and Sherman Park neighborhoods of Milwaukee, Wisconsin since 2000. With our residences on Grant Boulevard and our offices at 4240 W. Lisbon Avenue, we are completely immersed in the neighborhood and are fully committed to the improvement, safety and overall well-being of this area. Since 2000, our focus has been on the acquisition of foreclosed, bank-owned properties in the area bordered by N. 35th Street on the East, Sherman Boulevard on the West, Burleigh to the North and Lisbon on the South. Our strategy of a narrow geographic focus allows us to maximize our ability to make a positive impact on the neighborhood and constantly keeps us close. With the strong support of our financing partners and other community stakeholders, we have invested millions of dollars into the restoration and support of these neighborhoods that we have made our home. Our mission of making Washington Park/Sherman Park a better place to live and do business is not only one that we take seriously, but one that we have made our life's work. We have a full-time staff that responds to tenant requests and all repair needs for our properties. A dedicated office staff handles all our incoming tenant calls and works with prospective tenant inquiries. All tenant applications are handled through our office and consist of phone interviews, personal visits and background checks. Our tenant evaluation process allows us to insure that we are protecting to the best of our ability the existing residents of the neighborhood. We are seeking funding to purchase the notes of a portion of our portfolio that was acquired by an investment group from the FDIC after our lender's assets were seized by the FDIC. Our funding requirements range from $150,000 to $500,000.
