Description:
My name is Nicole. I have a real estate brokers license and have started my own small business, The Property Shop, LLC. On a part time basis I work with buyers, sellers and landlords as a Realtor in their transactions. I currently have a full time corporate job in the financial industry but I am hoping to leave this position to pursue real estate full time. Specifically, I would like to invest in flipping a condo or small single family house in the Chicago area.
I have a passion for real estate, home improvement, and design. I have been working on home improvement projects my entire life and enjoy that type of hands on work a great deal. I have a great eye for design and have plenty of examples of my work to share. I intend to be extremely hands on in the process. I will hire contractors to do work that is beyond my area of expertise but want to do as much of the work as I can. I'm confident in my ability to do tasks such as demolition, tiling, painting, trim work, hanging doors, landscaping, and staging. I can also do basic plumbing (changing toilets/faucets) and electrical work (replacing outlets, installing fixtures, etc.). Of course I can provide examples of past projects I have completed as proof that I know what I'm doing.
Some would say I have been flipping houses in slow motion; I purchased a condo in 2005 (the height of the market) fixed it up over the course of 3 years while I lived there and worked full time and was able to sell it for a profit of $30,000 in 2008. Considering the huge declines the market saw during that time, I feel this speaks highly of my design choices and abilities.
I'm looking for an investor that can accept that flipping properties is a potentially risky investment. Whether or not you want to be deeply involved in the process or simply want photo updates and to occasionally walk the property, I am happy either way. If you can contribute the down payment and a fund large enough to make some improvements and mortgage payments, I will handle the rest. I have excellent personal credit and will contribute financially toward the renovation costs.
I've worked in the financial industry for the past 5 years and have excellent organization and budgeting skills. I will ensure every dollar spent is accounted for and after each of us re-coops our initial investment we will split the profits 50/50.
I hope to hear from a great investor like yourself soon!
