SEEKING $2.5 Million Total in exchange for a high rate of return! Vizzions Social Club will be an LGBT focused, elite yet affordable Entertainment Venue becoming Philadelphia's ultimate destination. It will attract customers from all races, genders and social preference within the Tri State LGBT community and be legally permitted to operate AFTER HOURS. With over 27,000 square feet, Vizzions S.C. will contain 4 individually themed nightclubs, 1 large pub/lounge, 1 VIP lounge, private party rooms for rent, catering facility, outdoor patio, billiard room, gaming area/stations, Free WiFi stations, business center, small restaurant/eatery.
Philadelphia ranks within the top 10 cities in the US relating to LGBT (Lesbian, Gay, BiSexual, Transgender) population with a 20% yearly increase. On average, people of the LGBT community spend 8 - 10% more on nightlife/personal entertainment than the average person. Philadelphia currently only has 4 nightclubs that are dedicated to the LGBT community and nothing like our concept with various types of social entertainment under one roof. Vizzions will change this dynamic, thinking outside of the box and providing entertainment for every age/race/gender group! In addition, Vizzions S.C. will have alternative sources of entertainment such as Billiards, Table Top Gaming, Cabaret Shows, Popular Video Gaming Sytems, Free Wifi Section along with a savvy eatery/restaurant to grab a bite to eat! Our target audience within a 30 mile radius exceeds 500,000 persons. LOCATION: Vizzions S.C. will be located just off of the Delaware waterfront, directly off of Interstate I-95 making it easly accessible from all surrounding states and sections of the city within a short time frame. In addition, Vizzions S.C. will be in a non-residential area of the city where the surrounding area is spread out and non-congested, and near other well known & established entertainers such as The Penthouse Club and Sugar House Casino which adds to it's destined success. Extensive research has been done on our targeted audience and there is a high demand for the type of venue I am creating. I have a team of management/ operators with vast experience (11+ years) indepth knowledge of the LGBT community and entertainment/nightlife industry, and have an established following/customer base. IN ADDITION, I have a building under contract and am looking to make settlement asap. WE ALREADY HAVE ALL USAGE PERMITS, ZONING, & LICENSES. Vizzions S.C. is approved by the city and will have a CABARET license along with a catering club license, nightclub, amusement, food+. WE also will have a "C" liquor license which is most important and valuable, allowing Vizzions to operate as a social club permitting operations from 7am - 3:30am with 6 days out of the year operating 24 hours (we select the 6 chosen days). This license is no longer issued by the state however we have purchased one from a club that was discontinuing operations allowing the "grandfather" law to take place. "C" LICENSE = MORE OPPORTUNITY, MORE FLEXIBILITY THAN THE REST! This is a rare license and will make Vizzions S.C. the largest and top social club within the Tri State (URL removed)y unique. I have excellent credit(over 750)with zero defaults and have cash to put into the deal but am just having traditional banks saying "No" due to the type of project (risk). I am a proven successful business man and have extensive experience in building/developing businesses into profitable working organizations and worked as a certified CPA diretly out of college. I currently co-own several Rita's waterice franchises & real estate property that produce rental income. I have an excellent track record both persoanlly and in business and can provide top notch refernces including references from past landlords, business partners etc.
I would like to have the deal done as a complete package including the mortgage, construction funds, equipment+. The minimum amount needed to start this project is $700,000 to secure the building, the maximum amount needed to complete the project and begin business is $2.5 million.
