In the company , not yet filed as co., the main goal is getting houses on preforclosure or by distressed owner. whether it be on a purchase contract or by cash. I then would come in with a few friends, my crew, and will create equity in the house. This is where I need an investor to loan out enough money to create a 95-99%return of invested money in equity. If I get 20,000, you get back 20,000 plus 18,000-19,000 . I have a house I can get on short term contract for 25,000. With 20,000 I will gut the house, with my crew, then do everything ourselves. This will save us labor charges and create more equity. the house would be worth 75,000 at auction or quick sale. otherwise, the value will be close to 95,000-85,000. There is room for everyone to exceed beyond reasonable profits. Any contract is in favor of me. Meaning, the contract will be recorded at register of deeds in Nebraska. This will protect me against any trickery.
