Mark Thomas Realty is a real estate investment firm located in the Bay area. We specialize in buying value/distressed condo, single family home, and multi-family properties, which we can then turn around quickly and rent out for high ROI's. We also manage properties for other owners that don't have the time or desire to be a landlord themselves. Our investing philosophy is that we seek to maximize company and shareholder value by purchasing value/distressed properties at below-market prices that we can rent out at targeted annual rates of return of 10%-20%.
We Accomplish this by:
1) Focusing on lower-income or undervalued markets and properties with low Price-to-Rent ratios (and thus, higher annual rates of return).
2) Moving quickly on properties that meet our size and price guidelines, even if we have imperfect information on their condition.
3) Securing renters as soon as possible and avoiding things like long, protracted remodels/repairs, or trying to find the perfect tenant (assuming the net rents still generate our targeted 10% annual return or more).
