Coast Realty Growth Fund will be a portfolio of luxury, single family rental homes in emerging and resort real estate markets where above average 5%+ appreciation should occur over the next 5 yrs.
Leveraged the right way (10%-30% LTVs), an initial investment of $5-$10 million will create a $15 million to $30 million portfolio where modest cashflows and above average appreciatioin would produce a 30-50% return for my investor(s).
This formula far outpaces any other institutional level real estate investments such as REITs and TICs. Over the last 3 yrs I have acquired and managed a $10 million portfolio of real estate and produced an 83% avg annual return on investment.
