i have been involved in real estate investing for about 15 yrs. . i just got my wife involved in the bussiness and i am thinking of turning it into a LLC or S company.i just purchased or should i say stole "three" single family dwelings "two" in (URL removed) 2008 and "one" more in jan.2009 and paid all cash. the homes are going for pennies on the dollar here in michigan . there are plenty of renters to chose from, becouse as we all know that the people that are losing there homes just could't afford the large mortgage they got sucked into, but they still need a place to live. i believe i have a good plan and i would like to expand and take advantage of this opportunity. i think this is the time when a lot money can be made for the right team. i have great credit, but what i am finding out is that banks , credit unions and mortgage companies don't want to lend money for smaller amounts. they want to start at around 80,000.00. i would like to only pull smaller amount of money from some of the homes to keep growing. on one of the homes i just purchased i only paid 22,500.00 , 6,000.00 more to fix it up just had it apraised for 88,000.00. i am looking for capital funding so we can take advantage of this this market and make a lot of money. by the way, there are a coupele of auctions almost every month here in michigan. one of the auctions in March has over a 1,000 homes to be sold.
