-I will scout and present investment properties for the investor to consider
-investor will have total control to accept or reject
-upon acceptance they will own the property outright, fully in their name
-they will pay $100K over price of property and cost of repairs to me
-legal aggreement for investor NOT to sell property for 5years, or they forfeit $100K
-during the course of 5 years they will receive full rental income, approx. minimum $2,100/mo
-I manage the property, keep it maintained and tenanted or make payments myself
-4 ys rent @ approx. $2,100/mo = 12mo x $2,100 = $2
