Description: I have a closing and title company for real estate transactions. I am currently looking for an investor to help with the expense of building a statewide title plant (which is a complete copy of the county court house records). I currently have the projections of completing 5 counties with in a year once the software and training is in place which I hope to be October 1. The project will cost about $500K to get it started and to make salaries for the first 2 years, as this is a project that will not start generating revenue until after the first year of starting it. However, within the first year 5 counties will be complete and a copy of each county will be for sale. The software I am looking at also has the technology for us to issue user id's and passwords for other companies to log on through the internet to access our records for a fee. I would like to have an investor that is willing to let me take the project and run with little red tape, or fear of what is going on. I have had an investor before and she did not allow us to grow and was very cautious with money spent, she also had no knowledge of the title business, yet wanted to be part of the large decisions. Once she was bought out, then the company started generatering more revenue, because of the old statement, you need to spend money to make money and the decisions I made we for the betterment of the company. So I have some concerns of falling into that same trap. I hope that someone is willing to listen to my projections and my business plan. I am not good at sitting down with a spead sheet to tell you exactly to the penny what your return will be, but my projections, within 10 years, the return should be over $3m and those figures are conservative. There are 75 counties in the state of Arkansas, and if just 2 copies of each county are sold, which I believe will be done, the revenue from that will be $15m, as I am offering 25% of all revenue (gross) generated from this. I plan to use my 75% for the operation of the project and plan to set up a different company for this project as to keep it seperate from my current company.
