Funds needed - $1.25 million for the acquisition of facility, equipment and inventory for business expansion. While the facility could be leased, purchase allows for permanent production and testing installations that would otherwise have to be removable in a lease setting. Purchase is preferred.
As a manufacturer of custom commercial/industrial process cooling, geo-thermal heat pump chillers,
and institutional food cooling and storage. With my 37 years in HVAC&R trades and with 25 of those
years in design, production, sale and service of nearly $40 million dollars worth of equipment, I have
moved to my own label “Qsens”. Currently production is with 3 ‘friendly’ fabricators so the need to bring the
manufacture, testing and certification under one location is critical.
Equipment inquiries have increased at the end of the 4th quarter, with $700,000 currently bid. I am also in the
design and pricing stage of a line of equipment to nameplate that is projected to generate $400k/yr for 3 years.
The facility has been appraised at $950,000 within the last 2 years, but it has been on the market for over 3 years.
With the level of communication with the broker, I believe the sellers are motivated and would sell in the $750k range.
While this industrial park has other facilities, this facility was owner built and occupied and is clear of liens. It has the correct electrical power to support manufacture and testing (460/3/60) approx 3000 sq ft of office and 8500 sq ft of warehouse. Excess office space will be leased. Configuration lends itself to separation and has separate entrance.
