Liberty Investments has placed itself on the fore front of the real estate market, where we are creating opportunities. When many are timid and unwilling to seize the opportunities that have been created by this market we are pushing forward with intensity and optimism.
It is a unique time, and a vulnerable but opportunistic market. Many are saying this is the greatest wealth transfer of our time. Many are also saying that they are going to work harder than they ever have over the next 3-5 years because of the clams that they will accumulate.
That is why we have created Liberty Investments and why we have developed this process. The process includes purchasing blocks of REOs (Real Estate Owned by the bank or lending institution) for 20% to 55% of current market values and selling them in many different forms. We first market to our network of investors and then sell off individually using a variety of exit strategies. Our target margin for return on investment is 30% to 60%.
All statistics are showing that the current market will be around for the next 3-5 years. This is based on current levels of homes, current shadow inventory, and the expectation of the continuation of many foreclosures.
Our goals are to take advantage of the current conditions of lending and banking institutions by purchasing their toxic assets at fire sale prices, to develop relationships with these institutions and to continue to be their disposition company for the long term, and be very profitable doing so.
We want to create and perpetuate a process that will continue to grow. By fostering a sense of trust and professionalism we will continue to build these relationships.
