I have served as a project manager in commercial, industrial, medical, multi family, higher education, and residential construction for 15 years and was a portfolio manager for a national real Estate company prior to that. I simply and honestly have reached a point where I am tired of working 70+ hours per week to make more and more money for others, and would like to begin to start building a better life for my family. I am a single mother of 3, and due to life circumstances do not have good credit, nor savings to begin something on my own. However, I’m simply looking for someone to evaluate my business plan and respect and believe in me without using and exploiting me in order to purchase acreage, develop it, and sell it. Currently I’m looking at a 30 acre parcel marketed at 190k (below most market land rates and just 10 miles outside of Stephenville), it would take approximately 250k to provide 2 roads through the property and overhead electrical, then I would need 600k to construct the first 3 houses (dividing the 30 acres into 15 2 acre tracts). 2 acres and an approximately 2000sf home would sell easily for 325k each and I could deliver 6 to 8 per year (and have the track record of doing so for the last 2 years).
