With the economy the way it is, some banks on certain REO's are willing to sell at very low prices to get the property off their books, especially when the property needs work. I have a property that I can pick up which is a great deal here in Silicon Valley for 450k to 500k. This includes all prep/touch up/grades/staging etc. A home just a few doors down and only 75% of the square footage for the property I have in mind sold for 575k within the last week. Not only that I plan on a complete make over, updating all appliances, fixtures, flooring etc. strictly because of age. This puts this home in great standing for a very quick resell.
