We lead a development team in the creation of a senior living investment fund. $100M per year for a 10-year program life totaling approximately $1B. Seeking platform equity relationship capable of supporting the program vision.
Our 23-year old development & management company has a successful $10B track record of capital spend program management in the creation of manufacturing operations and mixed-use communities. Now turning our attention to the private pay senior living industry. Applying the same program management techniques that have made us successful to date.
Our team includes:
- Experienced Senior Living Operators with existing portfolios and a desire to grow through value-add acquisitions and greenfield development. Scattered US geography across NE, SE, upper Midwest and Mountain states.
- Design/Build Contractor protege with $650M portfolio of completed senior living properties in 17 states.
- Sponsor equity of 2.5%.
- Appropriate construction and operator guarantees.
- Financial analysis capability and lender relationships.
Our plan:
- Acquire and/or develop new communities with a predetermined stable of operators and geography as supported by appropriate market and financial analysis. Spend schedule determined as appropriate, but projecting $100M per year.
- Stabilize operations by the end of the 3rd year.
- Sell stabilized portfolios to predetermined public/private REITs under an agreed upon program.
