We are a group of successful real estate professionals looking to put together a pool of money to buy and sell foreclosures. We deal with local markets that we know and live in. My last real estate transaction netted me a 45% return. We are in the process of creating two pools of money and our business plan is structured to provide a few investors the opportunity to get in now and ride this wave. After our limit is reached and our specific return is met we will no longer invite outside investors to the group. We will continue to buy and sell real estate within the closed circle. This is a true partnership our money is in this and grows with yours.
Pool A is setup to buy and sell properties in the residential market. We identify and buy properties that are 20-40% below market value. We perform, using licensed contractors, the necessary upgrades and repairs to make them compliant and livable. These properties are in areas that have a strong rental history and a strong demand. These properties will give us significant cash flow at a high return and/or the ability to resale at a significant return.
Pool B is in the process of being setup to buy and sell properties in the commercial market. This market is just now starting to feel the effects of the economy and hasn’t quite met our requirements for a high enough return. Within in 1 year we anticipate the market being ripe for the picking.
