I live in northern Colorado where there is good opportunities to buy foreclosed homes at 60 to 80% of values. I have a proven track record, and rent almost everything on lease options which have higher rent premiums, and lower management requirements. This area didn't see huge spike in values like other parts of the country, so home values have held up well. There is a lot of growth in this area as well, and high paying jobs continue to expand in the high tech and green areas.
My target profit per house is minimum 30 to 40k on real values, and I am seeing opportunities to expand upwards to 60 to 70k per house by taking advantage of the new foreclosure laws here in CO. However, Cash is King and Queen, and that what it takes to really sock this market.
I only buy bread butter SFR, 3-4 BD, 2-3 bth,and 2-3 car with yard, and generally houses that are NEWER than 10 years old, and generally less than 200k. I have a crew that does all of my fix ups (paint/ carpet, etc), and we can turn & rent a house in less than 30 days depending on scope.
