I have a product that I created that is an exceptional teaching and motivating tool for classrooms, athletic teams, offices, etc.. I met with a manufacturer to develop the product and have it made but learned quickly that it is difficult to depend on others to make my vision a reality. I am now looking to put the development of this product on hold and buy a retail store for children's clothing. The store has an established clientele as well as established name in a prime location. I know that my education and experience could help this store reach new levels; however, I need working capital. I own a home and could use some of the equity. The catch to this is that banks want that equity untouched in order to issue a small business loan. The old adage rings so true "you need money to make money".
