Description: I am looking for a private investor that can provide an open line of credit (up to 500K) for purchasing forclosures & investment properties. There are many opprotunities where I am located and in the surrounding areas. I would like to take advantage of this opprotunity to better my familys situation. All I need is the backing money to take advantage of this perfect opprotunity. Of course the properties would be used to secure the money used. The terms I am looking for will be 65-85% LTV Property price ranges $65k - $100k 6-18 Month return plus profit on rehabs Interest only, 1-5 year programs (on investment properties) No prepayment penalties The primary properties I will focus on will be single family 3 bd, 2 ba homes, or duplexes that fall under this 3 bd, 2 be. In 3-4 months there will be a huge market for these. If the foreclosure rate keeps going the way it is. My portfolio currently only has my primary residence in it. I am not a pro but would like to be. I have in the past purchased 3 homes put approx $3k-$7k in them and turned them around for an average profit of $20k+ each. I have seen the potential in real estate and have put off getting into it till now. I am not a newbie when it comes to finance. My work experience is below. I was in charge of scheduling advertising, developing and implementing an advertising budget ($43,000,000) for 30+ retail stores. I helped in developing campaigns; this includes television, radio, magazines, newspaper, and billboards and POP campaigns. I worked side by side with our advertising agency on negotiating buys, Work with sponsors, and vendors for special promotions. I was the leason between retail stores, upper management and accounting. I also was in charge of collecting, compiling, and analyzing data after advertising promotions. I audited and reconcile all corporate retail-marketing accounts. I also do miscellaneous projects which include data analysis and power point presentations for the Public Relations Department, Vice President and CEO of the company. I have also been in charge of an advertising budget for a 160 room hotel, a full service restaurant, theatre and luxury lodges.
