The objective is to open up a Tomato Pie Pizzeria and a 10 year lease with a five year option at 9806 Washington Blvd, Culver City, CA 90232. The location is already an existing restaurant that we will purchase for the sole purpose of conducting business under the Tomato Pie name. We will purchase all physical assets, and all licenses(beer and wine), currently owned by existing business. Hard To Imagine LLC will license Tomato Pie concept from gmunkey LLC. Hard To Imagine LLC will pay gmunkey LLC a 4% royalty fee for the first twelve months; and a 5 % royalty beginning second year through all subsequent years, for all use of trademark rights. There will be minor remodelling to the interior according to licensor's design. Tomato Pie staff will be trained using licensor's procedures.
