Description: I am looking to develop 1.3 acres in Big Bear Lake directly on route to the Bear Mountain Ski resort and acroos the Street from the Snow Summit Secondary Parking Lot. Currently I have remodeled and reopened a 3600sq' restaurant with bar, and dance floor on the property, opened 4-14-08. The next two phases will build a 400 seat multi purpose hall and a 53 room hotel. The Hall would be used for Concerts, theater, wedding receptions, small conventions, symposiums, banquets & special events, (Included in the construction of the hall will be a new proprietary seating design. I believe this seating design will become its own company and be highly used in schools and institutions). The hotel will be 53 rooms, weight room, pool, interent room, room service, 36 rooms with 2 double beds, 2 rooms with single double beds, and 15 suites. Total costs of the entire project including land costs is 12 million dollars, which be acquired through equity investment and conventional construction financing with a local bank. Our projections indicate that the entire project will be debt free (including return of investment capital) within 10 years. During that time investors should realize a 22%-30% annual return. Estimated value of the property in 10 years would be over 20 million dollars. We are also presently looking to receate this model on 4 acres of land in San Bernardino near the Citrus Plaza. The business model lends itself to the potential for a national franchise opportunity. Exit strategy is to postion ourself to be purchased by a multinational food or hospitality company.
