I am a seasoned contractor, developer, and real estate broker with an interest in buying REO's in Southern California.
I need an angel investor for the down payment. I have excellent credit and have profitable experience locating great deals, obtaining financing, performing repairs, and selling investment properties, including homes, apartments, and retail centers.
I have also constructed a 60,000 SF shopping center and large apartment complexes as a construction manager.
In any event, I propose a structure the investment as a California Limited Partnership whereby the angel investor keeps 80% of the net profit as the limited partner. The term will usually be 6-months or less, depending on how long it takes to repair and sell.
